You have a busy schedule. Things come up and you need to be in two places at once. That furniture you ordered six months ago will be delivered Wednesday but you have meetings. They're calling for a hurricane but you are on a business trip. You manage your own rental and need someone local to check on your home while guests are there or between guest rentals. That's where I come in.
Below is a brief description of the services that I offer and a sample checklist of what I look for during a wellness check or a hurricane check. If you have needs/requirements not listed below, give me a call to discuss how I might be of service.

For these services, I charge an affordable hourly rate, with a one hour minimum.

Should I discover any damage to your house during my visit, I can instantly call or send you pictures or videos in order to help you determine your next steps. If you prefer, we could video-chat with FaceTime or Zoom. Otherwise, I can give you the peace of mind knowing that your investment is safe and sound while you are away.

Ways to Secure my Services
You can hire me on an as-needed basis or put me on retainer so you can be set up with regularly scheduled inspection visits to your house. This is especially important during the winter months to ensure that you don’t have any busted pipes or flooding due to your heating system being out of commission. This is equally important during the summer months to ensure that your AC system is functioning properly to keep mold from growing in your home. For clients that hire me with the monthly retainer, you get a 10% discount for additional hours that may be required during a particular visit.

Due to popular demand, I now offer a new service for my customers who handle their own rental property. If your renter calls with an issue and you need somebody local who can run over and check on it, whether it’s resetting a breaker, checking your Internet connection, unlocking the owner’s pantry to get supplies, etc., I can help. I can also assist you with rental property customer checkouts by inspecting your home after the renters leave to ensure that no damage was done to your property. I can also assist with other minor tasks like replacing the battery in the Ring doorbell and electronic locks to help you keep things run smoothly.
The following is a comprehensive checklist of what I would check when visiting your home for a wellness check and a basic pre/post hurricane check. If there are other items in your house that you would like me to check on, I am more than willing to accommodate you. This could either be a one-time check or done on a routine basis during your off season.
Home Wellness Checklist
- Walk around the outside of the house and inspect for any damage
- Check for any packages, mail, or other delivered items and bring them inside
- Check basement for leaks
- Around water heater, AC unit, bathroom, sump pump, etc.
- Check status of toilets (if main water is on)
- Flush all toilets to ensure functioning properly, remove stagnate water and keep seals lubricated
- Run water in sinks to keep water in the traps
- Check status of toilets (if water is turned off)
- If owner has had the house winterized and does not want water flowing; this step can be replaced with just verifying that the water is off and no water is flowing. This provides assurance that the main water shut off valve is off and functioning as it should.
- Turn on main water valve to charge the house
- Flush all toilets to ensure functioning properly, remove stagnate water and keep seals lubricated
- Run water in sinks to keep water in the traps
- Turn main water valve off
- Check the interior integrity of the house
- Check all windows to make sure they are locked and not broken
- Make note of any damage observed
- Verify that the HVAC system is functioning properly and at a temperature appropriate for the season as agreed to with the home owner
Hurricane Prep
- Prior to a predicted hurricane
- Secure outdoor furniture per homeowner instructions or agreed upon method
- After a hurricane
- Inspect the outside of house and property for any damage
- Inspect the interior of house for any possible storm damage
- Verify that electrical power is working
- Report the results to the home owner
- Make recommendations for repairing damage, if any
- Return outside furniture to normal position or leave secured if more inclement weather is expected.
- Prior to a predicted hurricane
